Highgate is our largest guestroom with uninterrupted panoramic views across the garden and orchard beyond. Bright and spacious with a comfy seating area and a Sony Smart TV for rainy days, bi-fold doors open onto the terrace where there is additional seating for warmer days!

The spacious en-suite bathroom looks out onto the kitchen garden at the front of the property and has a corner shower enclosure (with a raised shower tray) as well as a separate double-ended bath.

Conghurst

Conghurst also has bi-fold doors opening onto the terrace with spectacular views across the orchard to the West, perfect for a sundowner! If you need to do some work, there's a good-sized desk with a comfy chair.

The light and stylish en-suite bathroom has a large walk-in shower (step-free access) with lots of light thanks to the floor to ceiling picture window to take in the view.

Pipsden

Pipsden offers the same high-quality amenities with a king-sized bed and large walk-in shower (step-free access). This ground floor room has a desk and plenty of hanging space in the built-in wardrobe.

Please be aware that this room does not have a terrace or far-reaching panoramic views, but there is a seating area in the garden from which our Pipsden guests can sit and relax and enjoy the outlook!

Please note the following before committing to a reservation. Thank you.

CHECK-IN/OUT
Check in: 4pm - 6pm. Check-in outside of these times can be arranged but must be confirmed with us prior to arrival.

CHILDREN / PETS
Please note that we are unable to accommodate any pets or children under the age of 12.

SMOKING
Please note that smoking and/or vaping is not permitted anywhere in or near the property. Offending guests will be liable for professional cleaning of any rooms and may be asked to leave.

CANCELLATION POLICY
Free cancellation up to 7 days in advance of the arrival date OR 14 days in advance for bookings greater than 5 nights OR all rooms (for the latter during high season, payment will be requested a month ahead of your stay)

For online bookings, credit card details will be taken at time of booking but no payment taken until the free cancellation period ends. Payment will then either be taken automatically from the card provided or requested from the guest via a secure link (please see your booking confirmation for further details).

If a guest wishes to cancel once the free cancellation period has ended, no refund will be offered unless we are able to re-let the room. If you have any concerns, we would advise you to take out short break travel insurance.

CHANGE OF ROOM
If a booking is taken out for a specific room and the room is not usable via circumstances beyond our control, we reserve the right to transfer the booking to an alternative room of similar quality.

DAMAGES & BREAKAGES
You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur especially if you accidentally spill something – it’s much easier to clean if we know what it is and act quickly! We do not normally charge for breakages, but we reserve the right to charge for repair or making good if the damage is significant.

LIABILITY
We do not accept any liability for any damage, loss or injury to any guest or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees whilst acting in the course of their employment.

TERMINATION POLICY
We reserve the right, at its discretion, to terminate, without notice, any guest’s stay where deemed necessary through unacceptable behaviour or as a result of actions which are likely to endanger or offend others (Please note that non compliance of our non smoking policy may constitute termination). In such circumstances any outstanding account must be settled, no refunds will be made.
