All our rooms are en-suite and have tea coffee making facilities, TV's,  DVD players and free WiFi.
We have ample off road parking for our guests and are a five minute walk to the centre of Wells-next-the-Sea. 
Families with children of school age are welcome in all our rooms except  Room 4 "The Snug".
By prior arrangement, we welcome up to 2 well behaved dogs accompanying our guests in their room at £5 per dog per night. If you wish to bring your dog, please call us (01328) 711392 before making a booking.

To book multiple rooms, or to add children, change the "Book Multiple" box to "Yes" by clicking in it. Selecting "1" in a rooms "Quantity" button will allow you to state how many adults and children you wish to book in that room. Repeat for each room you wish to book. The price shown is the total for your stay excluding any charge for dogs, which can be added after clicking "Book". Booking Conditions

Room 1 is our largest room overlooking the front garden.  A versatile room being either a double with a sofa and easy chair or a family room accommodating up to five using the sofa and chair as beds.

Room 2 Standard Rate
A twin bedroom with 2 x 3ft single beds. With an east facing window the morning sunrise lights up the room.

 Overlooking the courtyard and the farm's converted barns with a King Size bed and the option of adding an additional guest bed to accommodate a third person / child.

The Snug a small double
Room 4 Standard Rate
"The Snug" is our smallest room with a 4ft 6in double bed. The room is on the ground floor in an annexe next to the main house so has it's own private entrance.
