CONTRAT DE LOCATION À COURT TERME

Le présent contrat de location à court terme (le « contrat ») est conclu entre {{host_name}} (« l’hôte ») et {{guest_full_name}} (« l’invité ») à la date indiquée sur la page de signature du présent contrat. Les parties ont pris en considération et apprécié de manière attentive les points suivants :

1.Logement locatif: Le logement locatif est situé à : {{listing_street}} (le « logement locatif »).
2.Propriétaire:Le logement locatif est la propriété privée d’un tiers indépendant (le "propriétaire") pour lequel l’hôte agit en tant que mandataire.
3.Groupe de location : Le groupe de location se compose de l’invité et des personnes suivantes : {{guest_full_name}} (le « groupe de location »). Les membres de la partie de location sont la seule responsabilité du client.
4.Occupation maximale : Le nombre maximum d’invités dans le logement locatif est limité à {{listing_max_occupancy}} personnes. Un supplément par personne et par nuit après les 4 premières personnes sera appliqué, sauf indication contraire lors de la réservation. À défaut d’enregistrer le nombre réel d’invités, des frais supplémentaires de 70 $ par personne et par nuit seront facturés automatiquement.
5.Visiteurs : Seuls les membres du groupe de location sont autorisés à séjourner dans l’unité de location. Toute autre personne autorisée par le client dans l’unité de location (un "visiteur") est la seule responsabilité du client et est strictement interdite, sauf sur approbation de l’hôte.
6.Animaux autorisés :Un supplément s’ajoute pour les animaux de compagnie. Nous acceptons seulement les chiens (maximum 2 par réservation). Il vous est impossible d'apporter vos animaux sans avoir le consentement préalable de l'hôte sans quoi une pénalité minimale de 200$ s’appliquera.
7.Règles de comportement et responsabilité pour les animaux: Les animaux doivent être surveillés en tout temps, ne peuvent pas être laissés seuls dans la propriété et doivent être en laisse en tout temps lorsqu’à l’extérieur.Les animaux ne sont pas autorisés sur les effets meublants (lits, canapés, sofa, banquette, bancs, etc.).Les propriétaires doivent ramasser tous les déchets de leurs animaux et en disposer de manière à ne pas laisser de trace de ceux-ci.
8.Durée du contrat : La période de location commence à {{check_in_time}} le {{check_in_date}} (la « Date d’arrivée ») et se termine à 10h (« Heure de départ ») le {{check_out_date}} (la « Date de départ ») (collectivement, la « Période de location »).
9.Frais de départ tardif : À moins que l’autorisation ne soit spécifiquement accordée par l’hôte, les invités qui ne quittent pas la propriété avant l’heure de départ indiqué sur la réservation, seront facturés à un taux de 100 $ pour chaque heure supplémentaire restée sur place.
10.Séjour minimum : Cette unité de location nécessite un séjour minimum de 2 nuits. Des séjours minimums plus longs peuvent être requis pendant les périodes de vacances ou si l’hôte le précise.
11.Règles de location : À tout moment pendant la période de location, le client est responsable de faire en sorte que le loueur et tout visiteur respectent les règles de location ci-jointes à l’annexe A ("les règles de location").
12.Accès : Le client doit permettre à l’hôte d’accéder à l’unité de location à des fins de réparation et d’inspection, et ce, même lors de leur séjour. L’Hôte exercera ce droit d’accès de manière raisonnable et avec un préavis, lorsque possible.
13.Dommages : Le client doit signaler tout dommage ou problème avec l’unité de location à l’hôte à l’arrivée ou lors de l’occurrence. Le client sera responsable de tout dommage ou perte de l’unité de location qui se produit pendant la période de location, quelle qu’en soit la cause.
14.Taux et frais de location :
a.Taux de location : Le paiement intégral des frais affichés est dû lors de la réservation.
b.Dépôt de garantie : À la discrétion de l’hôte, un dépôt de garantie peut être requis à la date d’arrivée. Le cas échéant, ce dépôt est versé à des fins de sécurité et sera remboursée dans les 7 jours suivants la date de pré autorisation, à condition qu’aucune retenue ne soit effectuée pour :
i.dommages au logement locatif ou à son contenu;
ii.les débris ou autres débris nécessitant un nettoyage excessif
iii.tout autre coût encouru par {{host_name}} à la suite du séjour du client.
c.Remboursement ou Compensations: Aucune compensation ne sera offerte en cas de:
i.pannes hors de notre contrôle
ii.séjour modifié ou écourté pour raison météorologique, d’urgences familiales ou autres engagements.
iii.des dommages,contraventions, frais de remorquages ou autres sanctions résultant du stationnement de véhicules et du non-respect des règles de stationnement local ou réglementation municipales
15.Politique d’annulation : Sauf indication contraire lors de la réservation, si le client souhaite annuler sa réservation, le paiement sera remboursé comme suit :
a.100 % en cas d’annulation 60 jours avant la date d’arrivée
b.50 % en cas d’annulation dans les 30 jours avant la date d’arrivée
16.Utilisation des aires communes : À moins que la permission ne soit expressément accordée par l’hôte, l’utilisation du logement locatif NE COMPREND PAS l’utilisation d’installations de conditionnement physique ou de loisirs, de piscines ou d’autres aires communes associées au logement locatif, que ce soit à l’intérieur ou à l’extérieur (les « aires communes »). Toutes les références au logement locatif dans le présent contrat n’incluent pas les aires communes, sauf indication contraire de l’hôte.
17.Utilisation et entretien de l’unité de location. Le client accepte d’utiliser le logement locatif uniquement aux fins pour lesquelles il est loué et conformément au présent contrat. Le client s’engage également à maintenir le logement locatif dans un état propre, ordonné, sûr et sanitaire, exempt de déchets, d’excréments d’animaux de compagnie, de nuisances ou de conditions qui menacent ou tendent à menacer la santé ou la sécurité de quiconque, et d’une manière ou d’une condition qui est esthétique. Le client ne doit pas permettre toute utilisation de l’unité de location qui est incompatible ou contraire au présent contrat, ou qui est contraire aux lois, règles et / ou règlements applicables ("lois applicables"). Aucune activité ne peut être exercée à partir du logement locatif.
18.Assurance : Le client reconnaît expressément que toute assurance pour les dommages matériels ou la perte qui peuvent être maintenus sur le logement locatif ne couvre pas les biens personnels du client, et que le client est responsable de l’achat de sa propre assurance si une telle couverture est souhaitée.
19.Indemnisation et prise en charge des risques : Le client assume expressément le risque de préjudice pour lui-même, sa propriété, le loueur et tout visiteur découlant de son utilisation du logement locatif et des parties communes. L’Invité indemnisera et dégagera de toute responsabilité l’Hôte, le Propriétaire et les sociétés affiliées, employés, agents, représentants, sous-traitants, successeurs ou ayants droit de toute responsabilité ou de toute perte ou de tout dommage découlant de, lié à, ou en relation avec l’utilisation du Logement locatif et/ou des Espaces communs par le Client, y compris, mais sans s’y limiter, toute réclamation pour responsabilité pour préjudice corporel ou dommage ou perte de biens qui est faite, encourue ou supportée par le Client, Partie de location, ou tout visiteur de l’unité de location pendant la période de location.
20.Loi applicable : Le présent Contrat est régi et interprété conformément aux lois locales de {{listing_city}}
21.Paiement : Les méthodes de paiements acceptables sont via le canal de réservation d’origine ou directement avec l’hôte. Si vous souhaitez utiliser une carte de crédit, des informations supplémentaires pourront vous être demandées ultérieurement.
22.Par ma signature ci-dessous, je donne par la présente la permission de débiter ma carte de crédit pour les montants ci-dessus. J’accepte que tous les fonds de location ne soient pas remboursables conformément à la politique d’annulation au point 15 du présent contrat. J’ai lu mes droits d’achat d’assurance voyage.
23.Le non-respect des termes de ce contrat de location peut entraîner une résiliation immédiate de la période de location.

Pièce A : RÈGLES DE LOCATION

Tout au long de la période de location, le client est responsable de s’assurer que le loueur et les visiteurs du logement locatif doivent :

1.Maintenir le logement locatif en tout temps en bon état et dans le même état de propreté que trouvé.
2.Ne pas fumer à l’intérieur de l’unité de location et doit éliminer les mégots de cigarettes à l’extérieur du logement locatif de manière sécuritaire. Tout signe d’odeur de cigarette dans l’unité sera soumis à une charge minimale automatique de 200 $.
3.Ne pas causer ou créer une nuisance ou interférer autrement avec la jouissance tranquille des autres occupants du bâtiment dans lequel se trouve le logement locatif.
4.Ne pas amener d’animaux de compagnie ou d’autres animaux dans l’unité de location sans le consentement préalable exprès de l’hôte. Ne pas dépasser le nombre autorisé d’animaux. Ne pas laisser les animaux accéder aux effets meublants du logement locatif. Ne pas laisser les animaux sans supervision et les maintenir attachés en tout temps à l'extérieur. Ne pas laisser de déchets après vos animaux.
5.Ne pas déplacer ou réorganiser les meubles ou les appareils à l’intérieur de l’unité de location.
6.Se conformer à toutes les lois applicables.
7.Suivre les règles et instructions lors de l’utilisation du Spa ou du sauna (si applicable). L’eau doit être maintenue propre et exempte de mousse, déchêts et débris, pour éviter un supplément de 200 $.

SHORT TERM RENTAL USAGE AGREEMENT

Property

This Short Term Rental Agreement (the "Agreement") is made by and between {{host_name}} ("The Host") and {{guest_full_name}} ("Guest") as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

1.Rental Unit. The rental unit is located at: {{listing_street}} (the "Rental Unit").
2.Ownership. The Rental Unit is privately owned by an independent third-party (the "Owner") for which The Host is acting as agent.
3.Rental Party: The rental party shall consist of guestsGuest and the following persons: {{guest_full_name}} (the "Rental Party"). Members of the Rental Party are the sole responsibility of the Guest.
4.Maximum Occupancy: The maximum number of guests in the Rental Unit is limited to {{listing_max_occupancy}} persons. An additional charge per person per night after the first 2 guests will be applied unless otherwise specified on the listing. Failing to register the actual number of guests, an additionaladditionnal charge of 70$ per person and per night will be charged.
5.Visitors: Only members of the Rental Party are permitted to stay in the Rental Unit. Anyone else the Guest allows in the Rental Unit (a "Visitor") is the sole responsibility of the Guest and is strictly forbidden unless approved by The Host.
6.Pets Allowed: An additional fee applies for pets. We only accept dogs (maximum of 2 per reservation). You are not allowed to bring your pets without prior consent from the host, otherwise a minimum penalty of $200 will be applied.
7.Rules of Behavior and Responsibility for Pets: Pets must be supervised at all times, cannot be left alone in the property, and must be on a leash at all times when outdoors. Pets are not allowed on furniture (beds, sofas, couches, benches, etc.). Owners must pick up all pet waste and dispose of it in a way that leaves no trace. Owners are responsible for any damage caused by their pets, and additional fees may apply.
8.Term of the Agreement: The rental period begins at {{check_in_time}} on {{check_in_date}} (the "Check-in Date") and ends at {{check_out_time}} ("Checkout Time") on {{check_out_date}} (the "Checkout Date") (collectively, the "Rental Period").
9.Late Checkout Fee: Unless permission is specifically granted by The Host, Guests who fail to checkout by the Checkout Time will be charged at a rate of $100 per hour beyond the Checkout Time.
Minimum Stay: This Rental Unit requires a 2 night minimum stay. Longer minimum stays may be required during holiday periods or if otherwise specified by The Host.
10.Rental Rules: At all times throughout the Rental Period, the Guest shall and shall cause the Rental Party and any Visitors to abide by the rental rules attached as Exhibit A ("the Rental Rules").
11.Access: GuestsGuest shall allow The Host access to the Rental Unit for purposes of repair and inspection. The Host shall exercise this right of access in a reasonable manner and with prior notice if possible.
12.Damage: GuestsGuest shall report any damage or issues with the Rental Unit to The Host upon arrival or occurrence. GuestsGuest shall be responsible for any damage to or loss from the Rental Unit which occurs during the Rental Period, howeverhowsoever caused.
13.Rental Rate and Fees:
a.Rental Rate: Payment in full of the posted fees shall be due upon booking.
b.Security Deposit: At the discretion of The Host, a security deposit may be required on the Check-In Date. Where applicable, such deposit is for security purposes and shall be refunded within 7 days of the
Checkout Date provided no deductions are made due to:
i.damage to the Rental Unit or contents thereof;
ii.debris or other mess requiring excessive cleaning; or
iii.any other cost incurred by {{host_name}} as a result of the Guest’s stay.
c.Refunds or Compensation: No compensation will be offered in the following cases:
i.Outages beyond our control.
ii.Stay modified or shortened due to weather-related reasons, family emergencies, or other commitments.
iii.Damages, violations, towing fees, or other penalties resulting from vehicle parking and non-compliance with local parking rules or municipal regulations.
15.Cancellation Policy: Unless otherwise specified during booking, if Guest wishes to cancel his/her reservation, payment will be refunded as follows:
a.100% if canceledcancelled 60 days prior to the Check-in Date
b.50% if canceledcancelled within 30 days of the Check-in Date
16.Use of Common Areas: Unless permission is specifically granted by The Host, Use of the Rental Unit DOES NOT include the use of any fitness or recreational facilities, swimming pools, or other common areas associated with the Rental Unit whether indoors or outdoors (the "Common Areas"). Any and all references to the Rental Unit throughout this Agreement does not include the Common Areas unless otherwise specified by The Host.
17.Use And Maintenance Of The Rental Unit. The Guest agrees to use the Rental Unit only for the purpose for which it is rented herein and in accordance with this Agreement. The Guest further covenants and agrees to maintain the Rental Unit in a clean, orderly, safe, and sanitary condition, free of trash, junk, pet excrement, refuse, nuisances, or conditions that threaten or tend to threaten the health or safety of anyone, and in a manner or condition which is aesthetically pleasing. The Guest shall not permit any use of the Rental Unit which is inconsistent with or contrary to this Agreement, or which is contrary to applicable laws, rules, and/or regulations ("Applicable Laws"). No business may be conducted from the Rental Unit.
18.Insurance: The Guest expressly recognizes that any insurance for property damage or loss which may be maintained on the Rental Unit does not cover the personal property of the Guest, and that the Guest is responsible for purchasing their own insurance for if such coverage is desired.
19.Indemnification and Assumption of Risk: The Guest expressly assumes the risk of harm to themselves, their property, the Rental Party, and any Visitors arising from their use of the Rental Unit and the Common Areas. Guest shall indemnify and hold harmless The Host, the Owner, and any of The Host'sHosts’s affiliates, employees, agents, representatives, sub-contractors, successors, or assigns from and against any liabilities or any loss or damage whatsoever arising from, related to, or in connection with the Guest’s use of the Rental Unit and/or Common Spaces, including, but not limited to, any claim for liability for personal injury or damage or loss of property which is made, incurred or sustained by the Guest, Rental Party, or any Visitors to the Rental Unit during the Rental Period.
20.Governing Law: This Agreement shall be governed by and interpreted in accordance with local laws of {{listing_city}}
21.Payment: Acceptable payment methods are through the original booking channel or directly with The Host. If you wish to use a credit card, additional information may be requested in a future stage.
22.By my signature below, I hereby give permission to charge my credit card for the amounts above. I agree that all rental monies are non-refundable per cancellation policy above. I have read my rights to purchase travel insurance.
23.Failure to comply with the terms of this rental agreement may result in immediate termination of the rental period.

THE PARTIES AGREE TO THE TERMS OF THIS SHORT TERM RENTAL AGREEMENT, AS EVIDENCED BY THE SIGNATURES SET FORTH BELOW DATED {{date_now}}.

Exhibit A: RENTAL RULES
Throughout the Rental Period, the Guest shall, and shall ensure that the Rental Party and any Visitors to the Rental Unit shall:
1.Maintain the Rental Unit at all times in a good and tidy condition.
2.Not smoke inside the Rental Unit and shall dispose of any cigarette butts outside of the Rental Unit in a safe manner. Any sign of cigarette smell in the unit will be subject to automatic 200$ minimum charge.
3.Not cause or create a nuisance or otherwise interfere with the quiet enjoyment of other occupants of the building in which the Rental Unit is located.
4.Not bring pets or other animals into the Rental Unit without the express advanced consent of The Host. A minimum penalty of 200$ and cost of cleaning will be chargedcharge.
5.Not move or rearrange any furniture or appliances inside of the Rental Unit.
6.Comply with all Applicable Laws.
7.Follow the rules and instructions when using the Spa or sauna (if applicable). The water must be kept clean and free from foam, waste, and debris to avoid an additional charge of $200.

Bookings cancelled at least 60 days before the start of the stay will receive a 100% refund.
Bookings cancelled at least 30 days before the start of the stay will receive a 50% refund.
Cancellations must be made by 12:00 PM (East Standard Time) on the appropriate day.

By submitting this reservation, I, the reservation owner agree to abide by the below terms and hereby swear that the information provided above is true:
1. I agree to and will remit all fees as described on this page.
2. The Landlord have the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the Tenants violate any of the terms of this agreement, the rental period shall be terminated immediately. The Tenants waive all rights to process if they fail to vacate the premises upon termination of the rental period. The Tenants shall vacate the premises at the expiration time and date of this agreement. The landlord will will notice tenant to visit the premises in other cases.
3. The Tenants shall maintain the premises in a good, clean, and ready to rent condition after a standard cleaning, and use the premises only in a careful and lawful manner. The tenants shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by the Landlord as being immediately habitable after a standard cleaning by the next tenants. Tenants shall pay for maintenance and repairs should the premises be left in a lesser condition. The tenants agree that the Landlord shall deduct costs of said services from the security deposit prior to refund if tenants cause damage to the premises or its furnishings.
4. The Tenants shall dispose of all waste material generated during the rental period in a lawful manner
5. The Tenants shall pay for any damage done to the premises over and above normal wear and tear.
6. The Tenants shall not sublet the property.
7. The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. No noise is authorized between 10pm and 7am inside and outside the property. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises. If complaints are received from neighbors and/or police, the tenant will refund only 50% of the damage protection deposit.
8. The Tenants and Tenants Guests shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenants expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenants, and that Tenants should purchase their own insurance for Tenants and Guests if such coverage is desired.
9. Tenants agree to pay all reasonable costs, attorney fees and expenses that shall be made or incurred by Landlord enforcing this agreement.
10. Tenants expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Tenants do not intend to make the property a residence or household.
11. There may occasionally be power outages that are beyond our control. We report outages as each occurs. No refunds or compensation will be given for any outages.
12. There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions.
13. There shall be no refunds of rents because of shortened stays or ruined expectations due to work and family emergencies or other commitments.
14. It is the tenant responsibility to learn about safety precautions, warning signs of conditions, and safety procedures concerning swimming in or being around water, animals, machinery and other potentially hazardous elements.
15. Tenant agrees that Fireworks and other hazardous materials shall not be used in or around the property.
16. Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. ; shall cause termination of this agreement with no refund of rents or deposits.
17. Tenant is advised that there may be no carbon monoxide detector on the property and accepts the risk involved in not having one.
18. Tenant shall see to their own security while in the property by locking doors, windows, garage doors, etc. when it is prudent to do so.
19. Valuable items left behind by tenant will be held for the tenant and every reasonable effort will be made to contact the tenant for return. If items are not claimed for longer than 3 months they shall become the property of the Landlord. The Landlord shall not be help liable for condition of said items.
20. A deposit will be charge to confirm the reservation at the time of booking. The full balance must be paid 30 days before check-in. In case of payment default, the reservation will be automatically cancelled without refund
21. A damage protection deposit can be charged in the 7 days before check-in. This deposit will be refund in the 7 days after check-out according to article 3 and 7 of this policy.
22. Smoking in the premises and in public areas is prohibited. It is tolerate smoking on the balcony respecting the other neighbors. The use of drugs or marijuana is prohibited in the building. The security deposit will be systematically retained if evidence of indoor tobacco use is found after the departure of the tenant.

Bookings cancelled at least 60 days before the start of the stay will receive a 100% refund.

By submitting this reservation, I, the reservation owner agree to abide by the below terms and hereby swear that the information provided above is true:
1. I agree to and will remit all fees as described on this page.
2. The Landlord have the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the Tenants violate any of the terms of this agreement, the rental period shall be terminated immediately. The Tenants waive all rights to process if they fail to vacate the premises upon termination of the rental period. The Tenants shall vacate the premises at the expiration time and date of this agreement. The landlord will will notice tenant to visit the premises in other cases.
3. The Tenants shall maintain the premises in a good, clean, and ready to rent condition after a standard cleaning, and use the premises only in a careful and lawful manner. The tenants shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by the Landlord as being immediately habitable after a standard cleaning by the next tenants. Tenants shall pay for maintenance and repairs should the premises be left in a lesser condition. The tenants agree that the Landlord shall deduct costs of said services from the security deposit prior to refund if tenants cause damage to the premises or its furnishings.
4. The Tenants shall dispose of all waste material generated during the rental period in a lawful manner
5. The Tenants shall pay for any damage done to the premises over and above normal wear and tear.
6. The Tenants shall not sublet the property.
7. The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. No noise is authorized between 10pm and 7am inside and outside the property. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises. If complaints are received from neighbors and/or police, the tenant will refund only 50% of the damage protection deposit.
8. The Tenants and Tenants Guests shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenants expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenants, and that Tenants should purchase their own insurance for Tenants and Guests if such coverage is desired.
9. Tenants agree to pay all reasonable costs, attorney fees and expenses that shall be made or incurred by Landlord enforcing this agreement.
10. Tenants expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Tenants do not intend to make the property a residence or household.
11. There may occasionally be power outages that are beyond our control. We report outages as each occurs. No refunds or compensation will be given for any outages.
12. There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions.
13. There shall be no refunds of rents because of shortened stays or ruined expectations due to work and family emergencies or other commitments.
14. It is the tenant responsibility to learn about safety precautions, warning signs of conditions, and safety procedures concerning swimming in or being around water, animals, machinery and other potentially hazardous elements.
15. Tenant agrees that Fireworks and other hazardous materials shall not be used in or around the property.
16. Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. ; shall cause termination of this agreement with no refund of rents or deposits.
17. Tenant is advised that there may be no carbon monoxide detector on the property and accepts the risk involved in not having one.
18. Tenant shall see to their own security while in the property by locking doors, windows, garage doors, etc. when it is prudent to do so.
19. Valuable items left behind by tenant will be held for the tenant and every reasonable effort will be made to contact the tenant for return. If items are not claimed for longer than 3 months they shall become the property of the Landlord. The Landlord shall not be help liable for condition of said items.
20. A deposit will be charge to confirm the reservation at the time of booking. The full balance must be paid 30 days before check-in. In case of payment default, the reservation will be automatically cancelled without refund
21. A damage protection deposit can be charged in the 7 days before check-in. This deposit will be refund in the 7 days after check-out according to article 3 and 7 of this policy.
22. Smoking in the premises and in public areas is prohibited. It is tolerate smoking on the balcony respecting the other neighbors. The use of drugs or marijuana is prohibited in the building. The security deposit will be systematically retained if evidence of indoor tobacco use is found after the departure of the tenant.

Bookings cancelled at least 60 days before the start of the stay will receive a 100% refund.
Bookings cancelled at least 30 days before the start of the stay will receive a 50% refund.
Cancellations must be made by 12:00 PM (East Standard Time) on the appropriate day.
