THE VILLA 
Breeze Villa is a beautifully designed luxury home offering a seamless blend of indoor comfort and outdoor relaxation, only 30 minutes from Phuket International Airport. With high ceilings, natural finishes, and an open-plan layout across 660 sqm, this exceptional villa includes:

A private pool with spa jets and shaded patio terrace area. A beautiful space to relax and unwind in the sun or shade, with sun loungers, outdoor seating, ceiling fans, as well as an outdoor shower and rest room facilities. 

4 spacious bedrooms each with an en-suite bathroom, additional seating, a working desk / dresser, and extensive walk-in wardrobes and storage. The master bedroom with smart TV and wood panel flooring, opens out via patio doors directly to the pool. 

The large lounge area boasts ample seating, high ceilings, a smart TV, and also opens out via patio doors to the terrace and pool area. 

A fully equipped kitchen with breakfast bar and formal dining area. There is a smart fridge with ice dispenser, temperature controlled wine rack, as well as an addition utility room with further cooking and preparation facilities, and a fully equipped laundry room. 

The property includes a remote operated security gate, with car parking space inside. 

Breeze Villa is ideal for families, couples, or small groups looking for privacy and convenience, be that for vacation or an executive retreat.

Additional concierge services are available, with our team on hand to advise and assist with everything you may need to make your stay even more enjoyable. Be that a private chef, fine wines, exclusive car hires, or luxury tours and yachts. We are also able to offer expert facilitation support for executive retreats and corporate events.

Kamala Beach

Guests have exclusive, full access to the entire villa and all its amenities. The entire home is private - no shared spaces.

You will have full use of the private pool and terrace, kitchen, living areas, bedrooms, and bathrooms, and private parking.

Our team is available if you need anything during your stay, but equally we respect your privacy at all times.


CHECK IN / OUT

Check in is from 3pm to 11pm, please let us know beforehand of your likely arrival time. Check out is before 11am. 


SECURITY DEPOSIT 

A 15,000 THB deposit is payable at or before check in, which will be returned at check out, minus the cost of utilities and any damaged or lost items. 


ELECTRICITY AND WATER

Electricity and water are charged separately based on actual usage during your stay. This helps encourage responsible use and keeps nightly rates fair for all guests.


Electricity: THB 7 per kWh

Water: THB 30 per cubic meter


Meter readings will be taken at check-in and check-out, and charges will be calculated accordingly. Payment can be made in cash or deducted from the security deposit upon departure. All card payments incur a 3% service charge. 


SMOKING

Smoking is strictly prohibited inside the villa at all times. This includes in and around doorways, and ensuring smoke does not drift inside. Smoking is only permitted in designated outdoor areas on the terrace using the ashtrays provided. Please be respectful, and dispose of any smoking items properly. 


Any violation of smoking house rules will result in having to pay the full cost of any cleaning and repairs and the minimum fine is 10,000 THB.


VILLA CAPACITY

The maximum capacity is 8 adults, or adults with children combined. Children are very welcome, however please note the villa has a private pool without a safety fence. 


HOUSEKEEPING / FOOD PREPARATION AND DELIVERY

Bedding and towels are provided for you. For your comfort and convenience, a light housekeeping service is included every 3–4 days. This service includes fresh towel replacement, bin emptying and a light refresh to ensure the villa remains pristine. Bed linen is refreshed once per week for longer bookings. Our staff work discreetly to maintain your privacy while preserving the villa's exceptional standards.


Additional cleaning services including linen and towel change, plus food delivery and preparation services are available upon request for an additional charge. Please contact our team anytime for further information about our services.


POOL AND GARDEN CARE

Pool maintenance and garden care may occur during your stay - typically once or twice per week. We'll notify you in advance.


PETS

Pets are not allowed.


PARTIES AND QUIET HOURS

No parties or loud gatherings. Quiet hours are from 10:00 PM to 8:00 AM. 


KEYS AND CARDS

Please take good care of the villa keys, security gate remote and any other access cards provided. There is a 3,000 THB fee for replacing each of them not returned to us at check out.


GUEST RESPONSIBILITY AND LIABILITY 

Guests are fully responsible for their personal safety and belongings during their stay at Breeze Villa. The host and property owners shall not be held liable for any accidents, injuries, illness, loss, or theft that may occur on the premises or while using any of the villa’s facilities (including the swimming pool, garden, and terraces).


Guests agree to take appropriate precautions, especially when supervising children or using the pool. Please secure all valuables and ensure doors and windows are locked when the villa is unattended.


By confirming this reservation, guests accept full liability for any damage or loss caused by themselves or their guests and agree to cover associated costs if required.
