Large Villa of 220 m2 completely renovated and consisting of:

► Ground floor :

○ An entrance hall

○ A large, light-filled living room around a central patio comprising :

- A lounge & relaxation area with large sofa, coffee table, HD TV and books
- A dining area with table and chairs for 12 people
- A modern, fully-equipped open-plan kitchen (dishwasher, fridge, freezer, kettle, Nespresso, toaster, microwave, oven, induction hob, extractor fan) and a high table with stools for 5 people.

✪ Part of the floor in the lounge and dining room is made of transparent glass and overlooks the indoor swimming pool in the basement. All the bay windows in the living room open onto the patio described below and are fitted with roller shutters.

Accessible from the entrance hall:

○ A double bedroom (new Queen size bed 160cm) with wardrobe and cupboard, bedside tables and lamps and its private bathroom with large Italian shower, vanity unit and hairdryer.

► Exterior Description :

The house is organised around a large and very pleasant outdoor patio of 70m2 consisting of a large wooden terrace of 25m2 protected by a pergola with its large outdoor table for 12 people, a lounge area with armchairs and coffee table and a large electric plancha.

A second area is laid to lawn and planted with olive trees, where you can relax on deckchairs.

On the street side, two secure gates give access to 3 private parking spaces.



Description du quartier  The neighbourhood and the shops

The house is located in a quiet, pleasant residential area on the seafront of Larmor Plage.

Everything is within walking distance: Locqueltas and Kerguelen beaches are 5 minutes' walk away, Port Maria beach is less than 10 minutes' walk away and the town centre with its shops, small restaurants and cafés is 8 minutes' walk away.

Bus stop for the coast and Lorient "Les roseaux" T4 line 100m away. The GR34 runs 100m along the coast.
