Attractive 120m² house located in a quiet residential area, comprising:
► Ground floor:
○ A large, bright living room including:
• A lounge and relaxation area with sofas, coffee table and HD TV. A piano is available for your use.
• A dining area with a table and chairs for 6 people
• A fully equipped open-plan kitchen (dishwasher, refrigerator, kettle, filter coffee machine, toaster, microwave, fan oven, induction hob, extractor hood) with a bar table and high chairs
○ A large veranda comprising:
• A lounge and relaxation area with a sofa, two deckchairs and a coffee table
• A dining area with a table and chairs for 6 people.
✪ The veranda overlooks the garden and the horse paddock, allowing you to enjoy the light in winter and open the French windows completely in summer. Roller shutters on all windows.
○ A double bedroom (new bedding, 160 cm queen-size bed) with cupboard and wardrobe, bedside tables and lamps, and armchair. Roller shutter.
○ A small bathroom with shower and toilet.
► On the first floor:
○ An open mezzanine comprising a study and a play area for children with lots of games and toys.
○ One double bedroom (140 cm bed) with bedside table and lamp, clothes rack with hangers and some storage space. Roller shutter.
○ One double bedroom (two 90 cm single beds) with bedside tables and lamps, clothes rack with hangers and a chest of drawers. Roller shutter.
○ A bathroom with a whirlpool bath, a vanity unit with mirror and a baby changing table.
○ A separate toilet
✪ Available in the house: A washing machine, a clothes horse, games and toys for children, an iron and ironing board.
✪ At your disposal: a complete set of baby equipment including a travel cot (sheets not provided), a high chair, a bathtub, a changing table, a booster seat, a safety gate and a potty.
► Exterior description :
The house enjoys a rare and very pleasant environment, entirely oriented towards nature.
At the front, you will find a small garden and a parking space.
At the rear, you can enjoy a wooded garden (not enclosed) with a triple swing overlooking a large private meadow with horses. All this space, as well as the horses, belong to the owner of the house.
⚠️ The meadow is enclosed by a 12V electric fence. For the animals' peace and quiet, access is not permitted.

The neighbourhood and the shops
The house is located in a quiet and pleasant residential area, just a short walk from the Étang du Ter lake.
You will have easy access to the Cité de la Voile Éric Tabarly sailing museum, the Cité des Moussaillons museum, the Flore submarine, the giant zip line, as well as the area's charming bars and restaurants.
The town centre of Larmor-Plage, with its many restaurants and bars by the sea, as well as the beaches of Port Maria and Toulhars, are very popular and can be reached in less than 10 minutes by car.
The port of Kernevel, with its pleasure boats (available for hire), bars and restaurants right by the water, is also just a few minutes' drive away.
A Leclerc supermarket is less than a 10-minute walk away. The Séquoia wellness centre (swimming pool, fitness, spa) and the Les Rives du Ter hotel-restaurant are about a 10-minute walk away. You will also find a wine cellar specialising in natural wines.
The Quelisoy bus stop (line T4) is 12 minutes away.
All other shops and numerous beaches are less than a 10-minute drive away.
