Cancellation and Amendments – If You Need to Make Changes

(a) If you need to cancel or make changes to your booking, please let us know as soon as possible. Your cancellation or amendment will only be effective once we have received your confirmation in writing or via email.

(b) If you cancel your booking 60 days or more before your arrival, we will promptly refund your deposit, minus a 50 Euro administration fee.

(c) If you cancel your booking between 30 and 59 days before your arrival, the cancellation fee will be 50% of the total booking amount. This means your deposit will not be refunded.

(d) If you cancel your booking within 29 days of your arrival, the cancellation fee will be 100% of the total booking amount. As the full balance will have been paid, no refunds will be issued. We strongly recommend purchasing travel insurance to protect yourself against any unexpected last-minute cancellations.

Vacation Rental Agreement

This Vacation Rental Agreement is being entered into by (“Guest”) and (“Homeowner”) on the day of booking.
1. Property. The property located at the address mentioned on your booking, is furnished.
2. Term of Lease. This lease begins on (“Check-in Date”) and ends on (“Check-out Date”).
3. Payment. Guest shall pay full amout of reservation, fees, ckeaning fees and city tax in full before (“Check-in Date”)
4. Cancellation Policy. Should Guest cancel his or her reservation, at least sixty (60) days prior to the Check-in Date, one hundred percent (100%) of the amont paid will be refunded. All other cancellations will result in no refund.
5. Refund of Deposit. All deposits will be refunded by within 7 days.
6. Duties of the Parties.
6.1 Condition of Property. Guest shall leave the property tidy, with washed dishes and all towels in the bathroom.
6.2 Repair of Property. Homeowner may enter the premises at all reasonable times in order to inspect the property or make repairs.
6.3 Smoking. Guest understands that the rental unit is a non-smoking unit, and agrees to not smoke.
7. Obligations of the Parties.
7.1 Lost and Stolen Items. Homeowner is not responsible for lost or stolen items.
7.2 Incidental Charges and Damages. Guest shall provide a valid credit card to which charges for incidentals and damages such as breakages, reasonable cleaning services, and any damages to the property will be charged. Homeowner shall provide Guest with an itemized statement of any charges at least 2 days prior to charging Guest’s credit card.
8. Governing Law. This agreement shall be governed by the laws of Portugal. Each of the parties irrevocably consents to the exclusive jurisdiction of the Lisbon courts located in Lisbion, Portugal, as applicable, for any matter arising out of or relating to this Agreement.
9. Indemnification. Guest agrees to indemnify and hold Homeowner harmless from any liability for personal injury or property damage sustained by Guest or parties invited onto the property by Guest.
10. Entire Agreement. This Agreement constitutes the entire agreement of the parties and supersedes all prior or contemporaneous oral or written agreements concerning this subject matter.
