Please note in the section of 'OTHER THINGS TO NOTE' this property reference to children and bunk beds.

OTHER THINGS TO NOTE
Heating - the house has:
- “Central heating” – underfloor heating throughout the main living area, hall, downstairs bathroom and toilets
- “Woodstove” – in downstairs living area; heat rises up through the atrium over the lounge and into the upstairs master bedroom / retreat
- “Radiant heaters” – electric wall panel heaters in the two downstairs bedrooms
- "Electric blankets" = all beds are fitted with electric blankets
- "Towel rails" - bathrooms are fitted with heated towel rails

Cooling:
- The house relies on a clever architectural design to enable natural air flow to cool the house on hot days:
- "Windows high up" at the front of the house (facing west) - opened / closed remotely (electric motors)
- "Ceiling windows" in the upper level Master Bedroom and Ensuite
- "Windows high up" in stairwell at the back of the house (facing east)
- Open all these along with the lower level doors (opening on to the balcony and deck) / other windows and natural convection does the rest as air flows up through the atrium over the lounge and stairwell to the Master Bedroom
- Please be aware that there can be occasional periods of higher temperatures and little or no wind, which means the upstairs area can become come quite warm.

Atrium over the lounge:
- The atrium is open to the upstairs Master Bedroom

Bunk Beds:
- The bunk beds in Bedroom 3 (refer picture) are really suitable only for children
- However, the top bunks are definitely not suitable for teenagers or adults.
