Charming 120m2 house set in a quiet residential estate, comprising:

Ground floor:

 • A lounge & relaxation area with sofas, coffee table and HD TV. A piano is available for your use.
 • A dining area with a table and chairs for 6 people
 • A fully equipped open kitchen (dishwasher, fridge, kettle, filter coffee maker, toaster, microwave, fan oven, induction hob, extractor hood) with a breakfast bar and high stools
○ A large veranda comprising:
 • A lounge & relaxation area with a sofa, two sun loungers & a coffee table
 • A dining area with a table and chairs for 6 people.
✪ The veranda overlooks the garden and the horse paddock, letting you enjoy natural light in winter and fully open the French windows in summer. Roller shutters on all windows.
○ A double bedroom (new Queen size bedding 160cm) with wardrobe and clothes rail, bedside tables and lamps, and an armchair. Roller shutter.
○ A small shower room with shower and WC
First floor:
○ An open mezzanine with a desk and a children's play area with a wide selection of games and toys.
○ A double bedroom (140cm bed) with bedside table and lamp, clothes rail with hangers and some storage. Roller shutter.
○ A twin bedroom (2 single beds 90cm) with bedside tables and lamps, clothes rail with hangers and a chest of drawers. Roller shutter.
○ A bathroom with spa bath, vanity unit with mirror and a baby changing mat.
○ A separate WC
✪ Available inside the house: a washing machine, clothes airer, children's games and toys, iron and ironing board.
✪ Full baby equipment available: travel cot (bed linen not provided), high chair, baby bath, changing mat, booster seat, safety gate and potty.
► Outdoor description:
The house enjoys a rare and very pleasant natural setting, entirely oriented towards the countryside.
At the front, you will find a small garden and one parking space.
At the rear, you can enjoy a tree-lined garden (unfenced) with a triple swing set overlooking a large private paddock with horses. This entire space, including the horses, belongs to the owner of the house.
⚠️ The paddock is enclosed by a 12V electric fence. To ensure the animals' wellbeing, access is not permitted.

The neighbourhood and local amenities
The house is located in a quiet and pleasant residential estate, just a short walk from the Étang du Ter lake.
You can easily reach the Éric Tabarly Sailing Centre, the Cité des Moussaillons, the Flore submarine, the giant zip line, as well as the great bars and restaurants in the area.
Larmor-Plage town centre, with its many seaside restaurants and bars, and the beaches of Port Maria and Toulhars, are very popular and reachable in under 10 minutes by car.
The marina of Kernevel, with its pleasure boats (available for hire), waterfront bars and restaurants, is also just a few minutes away by car.
A Leclerc supermarket is within a 10-minute walk. The Séquoia wellness centre (pool, fitness, spa) and the Les Rives du Ter hotel-restaurant are approximately 10 minutes on foot. You will also find a natural wine specialist shop nearby.
Quelisoy bus stop (line T4) is 12 minutes away.
All other shops and many beaches are accessible in under 10 minutes by car.
For restaurants, Laurent will be happy to recommend the best spots in Lorient, which you can also find in your digital welcome booklet with reviews, information and directions from the house.

# Check-in with a Groom Conciergerie agent -> No arrivals possible after 7pm
# Respect for neighbours is essential for a peaceful stay; please keep noise to a minimum between 10pm and 8am
# Pets are entirely your responsibility; they are not allowed on beds, sofas or armchairs (max 1 pet)
# In the event of damage or non-compliance with the house rules, the smoking ban or the no-pets policy, the security deposit may be partially or fully withheld
# A signed rental agreement and an uncashed security deposit cheque will be required to access the property

Cancellation policy

Full refund if cancelled at least 30 days before the start of the stay. 50% refund between 30 and 15 days before. No refund within 15 days. In the event of payment by credit card, processing fees (between 1.5% and 2.5%) will be deducted from the refund.
