Cancellation and Amendments – If You Need to Make Changes

(a) If you need to cancel or make changes to your booking, please let us know as soon as possible. Your cancellation or amendment will only be effective once we have received your confirmation in writing or via email.

(b) If you cancel your booking 60 days or more before your arrival, we will promptly refund your deposit, minus a 50 Euro administration fee.

(c) If you cancel your booking between 30 and 59 days before your arrival, the cancellation fee will be 50% of the total booking amount. This means your deposit will not be refunded.

(d) If you cancel your booking within 29 days of your arrival, the cancellation fee will be 100% of the total booking amount. As the full balance will have been paid, no refunds will be issued. We strongly recommend purchasing travel insurance to protect yourself against any unexpected last-minute cancellations.

**General Conditions: Apartment Rental Terms and Conditions**

Thank you for choosing GestHomes for your accommodation needs. We want to ensure that your stay is as pleasant and comfortable as possible. Please review the following terms and conditions carefully, as they outline important information regarding your reservation and stay. By proceeding with your reservation, you acknowledge and agree to abide by these terms and conditions.

**I – Booking Conditions**

1. **Reservation Policies:** The payment and cancellation policies applicable to your reservation are those presented at the time of booking. For reservations made directly with us (via website, email, phone, or any other direct method), please refer to Section II – Payment and Cancellation.

2. **Tourist Tax:** The reservation amount does not include the Tourist Tax for Lisbon. This tax must be settled before check-in, via payment online, for all adults and children over 12 years old, up to a maximum of €14 per person.

3. **Cleaning:** The rental price includes a cleaning fee for final cleaning. Additional cleaning fees may apply if the apartment is not returned in normal condition and requires extra cleaning.

4. **Guest Count:** The reservation amount is based on the number of guests specified. Any additional guests added later may incur an extra charge, calculated based on the number of nights and the number of additional guests.

5. **Security Deposit:** A security deposit of up to €500 will be required at least 7 days before check-in, via a pre-authorization on a credit card, to cover damages, theft, rule violations, or late departures. This deposit will be released within two weeks after checkout, pending inspection and compliance.

6. **Payment:** Any outstanding payments must be settled before arrival. Failure to pay may result in cancellation of the reservation without refund.

7. **Additional Services:** Our service includes bed linens, towels, and hand soap. Additional cleaning and linen/towel changes are available upon request for an extra fee.

8. **Illegal Activities:** We do not accept reservations for illegal or immoral activities. The guest named on the booking confirmation is responsible for ensuring the entire group adheres to this policy.

9. **Occupancy Agreement:** Guests are granted a license to occupy the accommodation during the agreed-upon period. This agreement does not establish a tenancy, and guests do not have exclusive possession of the property.

**II – Payment and Cancellation**

(Refer to the specific payment and cancellation policies based on the booking date range outlined in Section II of your agreement.)

**III - Check-in and Check-out**

1. **Check-in/Check-out Times:** Check-in is after 16:00, and check-out is until 11:00.

2. **Notification:** Guests must notify us at least 30 minutes before arrival.

3. **Late Check-in Fee:** A €30 fee applies for check-ins after 22:00.

4. **Key Policy:** One ( Studio & T1) or Two sets of keys will be provided. Additional check-ins incur a fee.

5. **Guest Identification:** All guests must carry and provide valid identification (ID or Passport).

6. **Check-out Responsibilities:** Guests must remove trash, wash dishes, and leave the apartment in its original condition. All keys must be returned at check-out, and lost keys may incur a replacement fee.

**IV – Use of the Apartment**

1. **Respect for Neighbors:** Quiet hours are enforced after 22:00. Parties are strictly prohibited.

2. **Property Care:** Smoking, leaving garbage inside the building, and moving/removing items from the apartment are not allowed.

3. **Safety Measures:** Guests are responsible for their safety, and the apartment should be secured when unoccupied.

4. **Damages:** Any damages incurred during the stay are the responsibility of the guest and may be charged accordingly.

5. **Unforeseeable Circumstances:** In the event of unforeseeable circumstances beyond our control, we reserve the right to relocate guests to a similar apartment.

**V - Changes to the Terms and Conditions**

GestHomes reserves the right to update these terms and conditions at any time. Guests are responsible for reviewing these changes before making a booking. By proceeding with a reservation, guests accept any updated terms and conditions.
